Appraisal protests and the homestead exemption

The Parker County Appraisal District sets values and takes protests and exemption applications; the protest deadline is May 15 or 30 days after the notice is mailed, whichever is later, and exemption applications are generally due before May 1, per the Comptroller. Who sets my home's value?

The Parker County Appraisal District, 1108 Santa Fe Dr., Weatherford, TX 76086, 817-596-0077, per its site. The county tax assessor-collector's page says that office handles vehicle registration and does not appraise property.

When is the protest deadline?

May 15, or 30 days after the appraisal district mails the notice of appraised value, whichever is later, per the Comptroller; the 30 days run from the mailing date, not the delivery date. A late protest needs good cause the appraisal review board accepts, and protesting after the board approves the records can forfeit the right.

What does the homestead exemption take off?

State law requires school districts to exempt $140,000 of a residence homestead's value (Tax Code 11.13(b)); any taxing unit may adopt a local-option exemption of up to 20 percent of value, not less than $5,000; and a county collecting farm-to-market or flood-control taxes must exempt $3,000, per the Comptroller. How and when do I apply?

With the appraisal district, on Comptroller Form 50-114, generally before May 1, per the Comptroller. The home must be your principal residence, you must have an ownership interest, and you must state that you claim no other homestead in or outside Texas. A buyer who acquires a home after Jan. 1 may receive the exemption for the rest of that year immediately on qualifying if the previous owner did not have it.

The county tax office's page sends property tax questions to the appraisal district at parkercad.org or 817-596-0077; the district's home page lists payment by phone at 1-866-549-1010 and checks payable to Parker County Appraisal District.
