Planning commission recommends a subdivision-process cleanup with a 20% maintenance bond and MH zoning for the Aledo mobile home park

The city-initiated rezoning of the 23.774-acre park at 124 Yates Circle brings it under the new district without any physical change to the community.

The Aledo Planning and Zoning Commission met June 11, 2026, at 200 Old Annetta Road with Chair Jessica Dobbins, Commissioners Holly Robertson, Ryan Henning and Derek Sellers, and Alternates Jeff Streetman and Sandra Smith present. No one came forward during public comment, and the commission approved the May 14 minutes.

After a hearing at which no one spoke, the commission unanimously recommended amendments to the Unified Development Code's subdivision process: clarifying the development process flow chart and the sequencing of final plat approval and public improvement permitting, clarifying plat recordation eligibility and public improvement requirements, establishing a 20% maintenance bond requirement based on construction costs, and minor consistency revisions. Grant Fore of the Berkley Group said the changes align the city with standard Texas subdivision practice.

The commission also unanimously recommended the city-initiated application of the Manufactured Home (MH) district to the 23.774-acre Aledo MH Park at 124 Yates Circle, including addresses on Yates Circle, Langham Drive, Rogers Court, Feedlot Road and Old Annetta Road. Fore said the rezoning brings the existing community into compliance with Senate Bill 785, which requires at least one by-right district for manufactured housing, and that the new district substantially mirrors the park's current standards and proposes no physical redevelopment. Commissioners asked about state requirements, future annexations and whether more MH zoning will be needed as the city grows. Fore continued the Planning 101 series with a session on zoning under Local Government Code Chapter 211, planned development districts and the relationship between the zoning map and the future land use map. The meeting adjourned at 6:47 p.m.
