Planning commission recommends the new manufactured-home district and the 103-lot Shaw Ranch preliminary plat

The district responds to Senate Bill 785, effective Sept. 1, 2026; Shaw Ranch's approval hinged on resolving access to an adjacent tract.

The Aledo Planning and Zoning Commission met April 9, 2026, at 200 Old Annetta Road with Chair Matt Poston, Vice Chair Holly Robertson, Commissioner Jessica Dobbins and seated Alternate Sandra Smith present. No one came forward during public comment.

After a hearing at which no one spoke, the commission unanimously recommended amending the Unified Development Code to establish a Manufactured Home (MH) zoning district with its use regulations and design and development standards. Grant Fore of the Berkley Group said Texas Senate Bill 785, effective Sept. 1, 2026, requires HUD-code manufactured homes to be permitted by right in at least one residential district, and that the amendment only creates the district; applying it to any property would require separate hearings.

The commission also unanimously recommended the preliminary plat of Shaw Ranch, 36.153 acres in the L.R. Fawks Survey, Abstract 483, northeast of Rolling Hills Drive and Scenic Drive, with 103 single-family lots of approximately 7,000 to 16,000 square feet and three open space lots on R-1 land. Fore said the applicant proposes public water and wastewater extensions, internal streets including Shaw Drive, Burgess Way, Hall Avenue and Green Court, and approximately nine acres of open space maintained by a homeowners association. Staff's one remaining condition concerned access to an adjacent tract to prevent landlocking, and the recommendation is subject to resolution of all outstanding staff comments including the code's access requirements. The meeting adjourned at 6:25 p.m.
