What it is

The land: about 320 acres at the southwest corner of Interstate 20 and FM 1187, part of the roughly 2,000-acre Dean Ranch, which press accounts put at 317.7 to 321 acres for the annexed tract; the Ledger uses the press figures and has not reviewed the survey.

The project: developer Robert Beall's Beall-Dean Ranch, described in news reports as a planned $500 million mixed-use development with single-family and multifamily housing, commercial and light industrial uses.

The dispute: Aledo and Fort Worth allege that Willow Park's 2024 annexation of the tract, and its 2025 annexation of about 11 acres of Bankhead Highway right-of-way to reach it, violated Texas annexation law because the land was not contiguous to Willow Park and the right-of-way sits inside the two cities' extraterritorial jurisdictions. The cities asked for an injunction halting infrastructure in the disputed area, not money. Beall used a 2023 state law to leave Fort Worth's ETJ and joined the suit on Willow Park's side.

Where it stands: mediation in March did not produce a settlement and the Ledger has found no published ruling on the injunction; Willow Park's Sept. 8 closed-session agenda listed the case with the words Mediation Settlement Agreement, and Aledo's Sept. 17 agenda lists it with the words potential Settlement Agreement, alongside a Dean Ranch Development Agreement under economic-development negotiations. Parker County was added as a defendant in June 2026, per the Ledger's brief.
